We ensure your tenants understand their obligations from the outset, so we provide extensive information on legislation and meeting the requirements of caring for a rental property. We educate our tenants and deal with maintenance issues and other needs quickly. Our tenants feel valued and take the extra care required to look after your property.

    We thoroughly check all tenant references before application approval and run checks through, TICA, Australia's leading credit reporting agency. Other tenancy checks include past tenant history, court writs, evictions and terminations, tenant evictions and terminations, bankruptcy notices, irregular rent payment history, director and proprietorship information and much more.

  • At Habitat, we’ll treat your investment like it’s our own. We take the time to present your property, so its features are highlighted. It's the little things like turning on the lights and opening windows that help to make a house feel homely and ensure prompt leasing.

    We’ll hold both scheduled open homes and inspections by appointment, allowing flexibility for potential tenants, and providing us with an opportunity to ascertain tenant suitability from the outset. In uncertain times, we can also manage leasing remotely if needed.

    At the end of a lease, we manage the logistics of re-advertising and inspections to ensure vacancies are minimised.

  • Your investment will be thoroughly inspected, photographed and reported on at the commencement of every new lease. We also do the same at the end of the tenancy. We don’t do shortcuts at Habitat Property Agents!

    We also conduct regular routine inspections on all Habitat properties - no exceptions. This helps us to monitor the condition of your investment property and identify any existing or potential maintenance issues. We issue you with a full report and photos upon the completion of each inspection. So you know exactly what's going on with your investment at all times.

  • Proactive property maintenance minimises the chances of more extensive, costly repairs and ensures that your investment property remains tenanted. At Habitat, we’ve curated a little black book of qualified, reliable, tradies and an excellent maintenance team who will ensure your property remains in tip-top shape. 

    We can also coordinate general maintenance and manage an agreed schedule of maintenance that’s tailored to your property. Scheduled maintenance includes things like gutter cleans, air conditioning servicing, visual termite inspections and annual pest control. We'll work with you to create a schedule that works for you and your style of property. 

  • We’ll not only collect your rent but are also able to pay your water rates, council rates and any other relevant property bills* you might have. We want to minimise the time you have to spend on your investment property. 

    You’ll receive monthly statements, and an end-of-financial-year statement by email and at no added cost.

    *NB: Playing your utilities may be subject to privacy restrictions. 

  • As you'd expect, we work hard for our fees. We offer a very competitive and upfront fee structure, so you know where you stand at all times.
